Job summary

Bridge33 Capital is seeking a Senior Construction Manager to oversee construction and tenant improvement projects, including planning, estimating, budgeting, contract negotiation, and tenant coordination. The role is based in our Chicago office, with four days in-office and one day work-from-home.

Responsibilities include managing budgets, LLW, schedules, coordinating with tenants and vendors, ensuring on-time delivery, and mentoring junior team members.

Qualifications

• Bachelor’s degree in architecture, construction, engineering, or a related field is preferred.
• 7–10 years of project/construction management and tenant coordination experience in retail/open-air CRE.
• 3–5 years of estimating experience for retail and office CRE.
• Knowledge of construction documents and various engineering systems.
• Strong PM skills: budgeting, scheduling, bidding, change orders, and leadership.
• Ability to navigate permitting and inspections independently.
• Excellent verbal and written communication; able to lead teams.

Responsibilities

• Manage construction and tenant improvement projects from concept to tenant opening, including scope, budget, and schedule.
• Provide LLW estimates, manage budgets, timelines, and change orders; create preconstruction Gantt schedules.
• Negotiate contracts with GC, architecture, and engineering firms.
• Identify value engineering opportunities and mitigate disputes.
• Ensure on-time, on-budget delivery with site inspections, pay apps, punch lists, and close-out.
• Coordinate all project parties including PM, leasing, architects, contractors, and laborers.
• Track lien waivers and ensure proper waivers before payments and at close-out.
• Manage Tenant Allowance disbursement and approve tenant design plans.
• Coordinate permitting with local jurisdictions and inspections.
• Support ground-up outparcel development and predevelopment due diligence.
• Collaborate with legal on letters, delivery condition, and contract terms.
• Support acquisitions/dispositions due diligence with budgets and site visits.
