Job summary

Bridge33 Capital is seeking a Senior Construction Manager to oversee construction and tenant improvement projects in Seattle. This full-time role requires planning, estimating, budgeting, contract negotiations, and coordination with tenants and various project teams.

The position is based in our Seattle office, with four days in-office and one day remote per week. The ideal candidate has 7–10 years in retail/open-air CRE construction management, strong budgeting and scheduling skills, and

Qualifications

• Bachelor’s degree in architecture, construction, engineering, or a related field preferred.
• Minimum 7–10 years of project/construction management and tenant coordination experience in retail or open-air commercial real estate.
• 3–5 years of estimating experience with retail and office commercial real estate.
• Strong working knowledge of construction documents and engineering systems.
• Advanced construction project management skills and bid analysis.

Responsibilities

• Manage assigned construction and tenant improvement projects from conception to tenant opening.
• Provide LLW estimates and manage LLW budgets, timelines, and change orders.
• Negotiate general contractor, architectural, engineering, and construction contracts.
• Coordinate all project parties including property management, leasing, and contractors.
• Monitor project costs against budgets and provide cost data for future budgets.
