Job summary

Bridge33 Capital seeks a Senior Construction Manager in Denver to oversee construction and tenant improvements from concept through opening. You will manage scopes, budgets, and schedules, and lead contract negotiations with GC and design teams while mentoring other team members.

Ideal candidates have 7–10 years in retail/open-air CRE project management, 3–5 years in estimating, and strong leadership and permitting expertise.

Qualifications

• Bachelor's degree in architecture, construction, engineering, or related field.
• 7–10 years of project/construction management and tenant coordination experience in retail/open-air commercial real estate.
• 3–5 years of estimating experience with retail and office commercial real estate.

Responsibilities

• Oversee construction and tenant improvement projects from conception to occupancy.
• Prepare LLW estimates and manage budgets, timelines, and change orders.
• Negotiate contracts with GC, architectural, and engineering firms.
• Lead design/construction value-engineering and risk mitigation.
• Ensure timely delivery within budget and hand off to property management with docs.
• Coordinate all project parties and manage lien waivers and tenant allowances.
