Job summary

Bridge33 Capital LLC, a rapidly growing real estate private equity firm in Denver, seeks a Senior Construction Manager to oversee tenant improvements and construction from concept through opening. This role leads the team, coordinates with leasing and property management, and ensures projects stay on time and budget.

The position is full-time in Denver with a 4-days‑in‑office, 1-day‑WFH schedule. 7–10 years in CM/PM for retail CRE, strong estimating, and contract negotiation skills are required.

Qualifications

• Bachelor’s degree preferred in architecture, construction, engineering, or related field.
• 7–10 years PM/CONSTRUCTION management in retail/open-air CRE.
• 3–5 years estimating for retail/office CRE.
• Strong knowledge of construction docs and systems (electrical, plumbing, HVAC).

Responsibilities

• Manage construction/TA projects from conception to tenant opening, including scope, budgeting, and scheduling.
• Provide LLW estimates and manage LLW budgets, change orders, and preconstruction schedules.
• Negotiate contracts with GCs, architects, and engineers.
• Identify design/construction elements likely to cause disputes and pursue value engineering.
• Ensure on-time delivery within budget; coordinate handoff to property management with warranties.
• Coordinate all project parties: PM, leasing, architects, contractors, and laborers.
• Collect lien waivers and manage tenant allowances and plans for design‑criteria compliance.
• Navigate permitting with local jurisdictions and inspections.
• Support acquisitions/dispositions due diligence with budget input and site visits.
• Lead and mentor Construction Managers; report issues with proposed solutions.
