Job summary

Bridge33 Capital in Chicago is seeking a Senior Construction Manager to oversee tenant improvements and construction from planning through opening, leading a team and mentoring others. This is a full-time role based in our Chicago office (4 days in-office, 1 day WFH).

Ideal candidates have 7–10 years of project/construction management and tenant coordination in retail/open-air CRE, strong negotiating skills, and budgets. Proficiency in ProCore, BlueBeam, AutoCAD, and MS Project is preferred.

Qualifications

• Bachelor’s degree in architecture, construction, engineering, or related field.
• 7–10 years of project/construction management and tenant coordination experience in retail/open-air commercial real estate.
• 3–5 years of estimating experience with retail and office commercial real estate.
• Strong knowledge of construction documents and familiarity with electrical, plumbing, HVAC systems.
• Excellent verbal and written communication; able to lead teams.

Responsibilities

• Manage construction and tenant improvement projects from conception to lease opening.
• Provide LLW estimates, manage budgets, timelines, and change orders; develop preconstruction schedules.
• Negotiate general contractor, architectural, engineering, and construction contracts.
• Identify design/construction elements likely to cause disputes and pursue value‑engineering opportunities.
• Ensure projects are delivered on time and within budget through inspections, pay reviews, and close‑out.
• Coordinate all project parties including PM, leasing, architects, consultants, contractors, and laborers.
• Review lien waivers and manage tenant allowances through design and build-out.
• Navigate permitting processes with local jurisdictions and inspections.
