Job summary

STACK Infrastructure in Denver seeks a Senior Manager, Preconstruction to lead preconstruction for complex data center developments from feasibility through transition to construction.

You will integrate scope, schedule, and budget with design, construction, finance, and commercial teams, identify risks, develop actionable strategies, and guide cross-functional groups to deliver on STACK's development and commercial goals.

Qualifications

• Bachelor’s degree or equivalent in Construction Management, Engineering, Architecture, Business, or related field.
• 7+ years’ experience in preconstruction, construction, development, estimating, scheduling, or related role.
• Strong understanding of conceptual estimating, scheduling, design development, procurement, and construction execution.
• Experience leading cross-functional teams and coordinating stakeholders.
• Ability to identify project risks, evaluate alternatives, and develop clear recommendations with incomplete information.
• Strong verbal and written communication skills for senior stakeholders.

Responsibilities

• Develop integrated project strategy encompassing scope, schedule, budget, phasing, procurement, execution approach, and risks.
• Lead development and management of conceptual and schematic budgets and schedules reflecting scope, design maturity, market conditions, procurement strategy, and risk.
• Evaluate incomplete or evolving project information and develop assumptions, scenarios, and recommendations.
• Lead kickoff, strategy, risk, budget, schedule, and decision meetings with cross-functional teams.
• Identify critical project constraints and develop mitigation strategies and clear recommendations for leadership.
• Evaluate design alternatives, construction sequencing, procurement, and delivery approaches to improve speed-to-market and capital efficiency.
• Lead variance analysis and communicate cost/schedule/risk changes to stakeholders and senior leadership.
• Lead value engineering and optimization across project teams while maintaining objectives.
• Partner with Development, Design, Construction, Finance, Commercial, Supply Chain, and others for alignment.
• Support underwriting, financial modeling, scenario analysis, and capital planning with Finance.
• Build relationships with general contractors, design partners, consultants, suppliers, and utilities.
• Support tenant pursuits, LOIs, lease negotiations by defining cost/schedule/implications.
