Job summary

Greystar is seeking a Property Maintenance Manager to oversee comprehensive maintenance operations for a large multi-unit property in Salt Lake City. You will coordinate work orders, oversee make-ready processes, and ensure facilities meet Greystar quality standards and safety requirements.

You will lead a team, manage budgets, and drive preventive maintenance programs while coordinating with vendors and contractors to deliver timely, cost-efficient services.

Qualifications

• Experience directing maintenance across large properties.
• Knowledge of safety standards (OSHA) and regulatory compliance.
• Ability to manage work orders, budgets, and preventive maintenance schedules.
• Strong vendor coordination and contract oversight.
• Proven leadership and team supervision skills.
• Customer-focused approach to resolving resident requests.

Responsibilities

• Manages all work orders from resident requests and ensures routine upkeep per policies and budgets.
• Oversees make-ready process for vacant units, coordinates inspections, vendors, and materials.
• Sets cleanliness and appearance standards for grounds, buildings, and common areas to reflect Greystar quality.
• Periodically inspects work by staff, contractors, and vendors for quality and adherence to specs.
• Maintains inventory of spare parts and maintenance materials within budgetary guidelines.
• Prepares maintenance and capital budgets by analyzing financial statements and reports.
• Executes monthly Preventative Maintenance procedures as per the Policy and Procedure Manual.
• Supports cost-saving by ensuring parts are repaired when possible and reducing waste.
• Conducts regular Greystar safety meetings and keeps MSDS up to date, adhering to OSHA rules.
• Demonstrates customer service by addressing resident questions and complaints promptly.
