Job summary

RangeWater Residential, LLC is seeking a Maintenance Supervisor to lead the on-site maintenance team for our multi-family properties. You will oversee routine and preventative maintenance, manage requests, and ensure safety and high standards of cleanliness and operation.

The role requires 1–3 years of supervisory experience, knowledge of OSHA/MSDS, and proficiency with Entrata, Yardi, and One Site. A valid driver’s license and required certifications are essential; weekends/holidays may be

Qualifications

• Education: High School Diploma or GED Equivalent.
• Knowledge of OSHA standards and MSDS regulations.
• A technical degree is preferred.
• 1-3 years of supervisor experience in maintenance or similar field.
• 1-3 years of management experience.
• 2-3 years of apartment maintenance experience preferred.
• Strong communication and delivery skills to connect with people at all levels.
• Proficient in internet, word processing, spreadsheets, and database reporting.
• Strong proficiency in Entrata, Yardi and One Site property management software.
• Must have a valid driver's license and EPA Type I/II or Universal refrigerant certification, plus pool/spa operator certs.

Responsibilities

• Oversee maintenance team and conduct evaluations.
• Interview, hire, orient, and train new hires.
• Manage Make Ready process per policy.
• Respond to resident service requests and diagnose defects.
• Inspect work and develop corrective actions as needed.
• Inspect contractors and ensure quality and budget adherence.
• Maintain inventory and order supplies within budget.
• Assist in developing maintenance and capital budgets.
• Support safety meetings and ensure compliance with laws and standards.
• Address customer complaints and duties as assigned.
