Job summary

RangeWater Residential, LLC is seeking a Maintenance Supervisor to oversee the property’s buildings, grounds, and shared spaces. You will lead a maintenance team, handle work orders, and ensure safety, cleanliness, and operational standards across the community.

The role requires supervisory experience (1–3 years) in multifamily maintenance, strong communication, and proficiency with Entrata/Yardi or OneSite. A valid driver’s license and EPA/CPO certifications are needed.

Qualifications

• Education: High School Diploma or GED; OSHA/MSDS knowledge; Technical degree preferred.
• Supervisor experience: 1–3 years; manage subordinates.
• Management: 2–3 years apartment maintenance experience or equivalent.
• Advanced skills: Communication and delivery skills to connect with people at all levels.
• Computer skills: Proficiency in basic software and property management systems (Entrata/Yardi, OneSite).
• Licenses & Certifications: Valid driver's license; EPA Type I/II or Universal; CPO or spa pool operator certs; state/local requirements.

Responsibilities

• Lead and manage maintenance team; conduct evaluations.
• Interview, hire, orient, and train new hires.
• Oversee Make Ready process per policies and procedures.
• Diagnose and repair resident requests; perform routine upkeep.
• Periodically inspect work for quality and adherence to standards.
• Coordinate with contractors/vendors and verify work quality.
• Maintain inventory of parts and budget awareness.
• Support budget development for maintenance/capital expenses.
• Advise on cost-saving and safe equipment use.
• Ensure safety, cleanliness and compliance with regulations.
