Zusammenfassung

RangeWater Residential, LLC is seeking a Maintenance Supervisor to oversee property upkeep, safety, and Make Ready processes. You will lead a maintenance team, manage work orders, and ensure adherence to company standards across buildings, grounds, and common areas.

The role requires 1–3 years of supervisory experience, HVAC/refrigerant certifications, and proficiency with property management software such as Entrata, Yardi or OneSite. A flexible schedule and weekend availability are expected.

Qualifikationen

• High School Diploma or GED required.
• Knowledge of OSHA standards and MSDS regulations.
• Technical degree preferred.
• 1–3 years of supervisor experience.
• 2–3 years apartment maintenance experience preferred.
• Strong communication and delivery skills.
• Proficiency in internet, word processing, spreadsheets, and databases.
• Experience with Entrata, Yardi and/or OneSite is a plus.
• EPA Type I/II or Universal refrigerant certification; CPO or SPPO; state/local certs.

Aufgaben

• Oversees and performs maintenance to meet company standards for cleanliness, appearance, safety and functionality.
• Lead maintenance team; interview, hire, orient and train new hires.
• Manage the Make Ready process from start to finish.
• Handle work orders from resident requests; diagnose and repair per policy and codes.
• Periodically inspect work for effectiveness; develop corrective action plans as needed.
• Inspect contractors and vendors for quality and compliance with specs.
• Maintain inventory; work with the Community Manager to order supplies within budget.
• Assist Community Manager in budgeting for maintenance and capital expenses.
• Support cost-saving by repairing rather than replacing parts where feasible.
• Conduct RangeWater safety meetings and keep required documentation up to date.
• Complete monthly Preventative Maintenance procedures.
• Resolve customer complaints and issues; perform other duties as assigned.
