Job summary

ResProp Management in Houston seeks an experienced Maintenance Supervisor to oversee all service operations at our multifamily properties. You will manage work orders, coordinate repairs, and mentor maintenance teammates while delivering excellent resident service.

You will lead safety programs, track inventory, supervise vendors, and support the Property Manager in performance reviews and turnover projects. Strong technical skills and reliable transportation are required.

Qualifications

• At least 8 years of general maintenance/general repair experience, 3 years of apartment industry experience required.
• Management experience required.
• EPA Universal certification required.
• CPO certification highly preferred.
• Trade skills including plumbing, electrical, HVAC, drywall, framing, painting, roofing, cabinetry, pools, appliance, etc.
• Trade Licensing preferred but not required.
• Tech savvy; efficiently use computers and basic software programs.
• Must have own tool kit.
• Must live within 30 minutes of property.
• Must have dependable transportation and be able to accommodate a rotating on-call schedule.
• Must be able to perform physical requirements of the job such as lifting, carrying, pushing or pulling objects up to 50 pounds.

Responsibilities

• Oversee all aspects of the service operations to ensure operational goals are achieved.
• Participate in completing work orders including repairing and replacing appliances, plumbing systems, and HVAC, electrical systems, etc.
• Maintain a positive attitude and provide quality customer service to all residents.
• Train maintenance teammates and encourage them to reach their full potential.
• Provide input to Property Manager regarding teammate performance reviews and feedback.
• Assist Property Manager in recruiting and interviewing maintenance staff.
• Oversee organization of maintenance shop and property appearance.
• Research and evaluate current and potential products used in maintenance and upkeep.
• Schedule and supervise all in-house and vendor work.
• Manage work orders and response times, ensuring timely completion.
• Responsible for inventory, ordering, and delivery of supplies and equipment.
• Oversee safe, healthy and accident-free environment and OSHA standards.
• Oversee unit turns and renovations within set goal time frames.
• Walk apartments upon move out with leasing team to assess damage and determine work needed.
