Job summary

ResProp Management is seeking an experienced Maintenance Supervisor to oversee service operations across our apartment communities. You will lead maintenance teams, repair appliances, plumbing, HVAC, and electrical systems, and work with the Property Manager on staff performance and turnover goals.

Qualifications

• 8+ years general maintenance/general repair experience
• 3+ years apartment industry experience
• EPA Universal certification required
• CPO certification highly preferred
• Trade skills in plumbing, electrical, HVAC, drywall, painting, roofing, cabinetry, pools, appliances
• Trade licensing preferred but not required
• Must be able to use computers and basic software
• Must have own tool kit
• Must live within 30 minutes of property
• Must have dependable transportation and be able to work rotating on-call schedule
• Must be able to perform physical tasks including lifting up to 50 pounds

Responsibilities

• Oversee all aspects of service operations to achieve goals
• Complete work orders: repair/replace appliances, plumbing, HVAC, electrical
• Maintain positive customer service to residents
• Train maintenance team members
• Support Property Manager with teammate performance reviews
• Assist in recruiting maintenance staff
• Organize maintenance shop and property upkeep
• Evaluate products used for maintenance and upkeep
• Schedule and supervise in-house/vendor work
• Manage work orders and response times
• Oversee inventory and ordering of supplies
• Ensure a safe, healthy, accident-free environment
• Ensure OSHA standards are met
• Oversee unit turns and renovations within target timeframes
• Walk apartments with leasing team to assess damage and repairs required
• Other duties as assigned
