Job summary

Valiant Residential, LLC is seeking a Lead Maintenance to oversee maintenance across property operations, perform apartment make-readies, and support the Community Manager. The role requires hands-on mechanical skills, tools, and a proactive approach to resident service requests.

The candidate should have at least two years of experience in apartment maintenance, a valid driver’s license, and EPA certification.

Qualifications

• Minimum of two years of full-time apartment maintenance experience.
• Strong verbal and written English communication; Spanish is a plus.
• EPA refrigerant certification is required.
• Own a basic set of hand tools.
• Valid driver’s license with clean driving record and auto insurance.
• Willingness to travel and work at multiple locations; some weekends may be required.
• High school diploma or equivalent; technical certification preferred.

Responsibilities

• Complete resident service requests within 24 hours.
• Perform HVAC, light electrical, plumbing, and carpentry tasks as needed.
• Replace filters, clean vents, and maintain sprinkler systems.
• Refurbish apartments prior to resident occupancy (make-ready).
• Inspect units and common areas for preventive maintenance; supervise subcontractors.
• Order supplies, manage stock, and communicate with vendors.
• Assist in on-site duties and participate in emergency standby schedules.
