Job summary

Novogradac & Company LLP is seeking a LIHTC Development Consultant to advise affordable housing developers on 9% and 4% LIHTC transactions from feasibility to closing. The role emphasizes independent judgment, client relationship management, and staff mentorship.

You will lead strategy, underwriting reviews, capital stack decisions, and coordination with agencies, lenders, and investors. Remote/hybrid options are available, with a strong focus on growth and client service.

Qualifications

• Bachelor’s degree in Business Administration, Political Science, Public Policy, or a related field.
• Preferred CPA, MBA, MRED, JD, or similar credential.
• Multi-state 9% and 4% experience.
• Knowledge of LIHTC program, including 9% and 4% transactions, QAPs, and state housing agency processes.
• Knowledge of affordable housing finance structures, including equity, debt, tax credits, and other funding sources.
• Ability to analyze risks, assumptions, and structuring alternatives and provide strategic recommendations to clients.
• Ability to communicate complex financial, regulatory, and LIHTC program concepts clearly to internal team members.
• Relationship management and advisory skills with stakeholders.
• Independent judgment in complex LIHTC transactions with oversight.
• Excellent verbal and written communication skills.
• Strong Excel skills.

Responsibilities

• Lead LIHTC development strategy and feasibility analysis.
• Advise on 9% and 4% LIHTC transactions and capital stack structuring.
• Evaluate underwriting assumptions and risks.
• Support client pipeline planning and long-term LIHTC strategy.
• Direct preparation and review of LIHTC applications under QAPs.
• Develop scoring and positioning strategies and respond to agency clarifications.
• Guide clients through awards and post-award requirements.
• Review sources and uses, credit calculations, and operating pro formas.
• Advise on equity pricing and investor requirements.
• Support closings and post-award activities through 8609 issuance.
• Serve as client contact and advisor; coordinate with developers, lenders, investors, attorneys, agencies.
• Communicate complex LIHTC concepts clearly; mentor staff; provide training to staff and clients.
• Contribute to internal knowledge sharing and best practices.
