Novogradac & Company LLP seeks a LIHTC Development Consultant to advise on 9% and 4% LIHTC transactions from feasibility through closing. You’ll lead strategy, financial modeling, and client relations while mentoring staff in a fast-paced, collaborative environment.

The role emphasizes expertise in LIHTC rules, capital stacks, and interaction with housing agencies to secure allocations and awards.

Qualifications

• Bachelor’s degree in Business Admin, Political Science, Public Policy, or related field; 5+ years LIHTC experience.
• Preferred CPA, MBA, MRED, JD or similar credential; multi-state LIHTC experience.
• Knowledge of LIHTC program, including 9% and 4% transactions, QAPs, and housing agency processes.
• Ability to analyze risks, assumptions, and structuring alternatives; provide strategic recommendations.
• Excellent verbal and written communication; able to explain complex LIHTC concepts.

Responsibilities

• Advise on LIHTC development strategy and capital stack structuring.
• Lead 9% and 4% LIHTC transactions and feasibility analyses.
• Review underwriting assumptions, risks, and alternatives.
• Coordinate client pipeline planning and long-term LIHTC strategy.
• Direct LIHTC applications under QAPs and allocate scoring strategies.
• Engage agency interactions and assist in awards post-award.
• Review sources and uses, credit calculations, and operating pro formas.
• Advise on equity pricing and investor requirements.
• Support closings through 8609 issuance.
• Manage client relationships and mentor staff.
