Job summary

cw is seeking an Operating Engineer to ensure efficient operation and maintenance of mechanical, electrical and plumbing systems across assigned properties. The role involves rounds, routine assessments, preventive and corrective maintenance, and housekeeping to maintain a safe, comfortable environment.

Ideal candidates have 5+ years in commercial property operations, with relevant licenses and the ability to perform complex HVAC, boiler, and energy-management tasks.

Qualifications

• High School Diploma or GED Required or equivalent.
• Graduate of an apprentice program or trade school preferred.
• 5+ years of related work experience operating mechanical, electrical and plumbing systems in commercial properties.
• Appropriate licenses/permits for trade may be required (Journeyman/Master Electrician, Refrigeration, Boiler, etc.).
• May require Universal Technician certification for CFCs depending on market licensure requirements.

Responsibilities

• Perform plumbing, electrical, or HVAC requirements of the building(s).
• Maintain heating equipment, chillers, DX units, pumps and air distribution systems.
• Monitor and adjust mechanical/pneumatic equipment and control systems.
• Repair doorways, ceilings, floors and general property maintenance items.
• Perform preventive maintenance per standards and manufacturer recommendations.
• Inspect and service equipment rooms, back-up generators, pumps and electrical rooms.
• Respond to emergencies and report activities to supervisor.
• Comply with codes and safety training; work shifts and on-call duties as required.
