Job summary

Greystar is a leading, fully integrated global real estate platform seeking a maintenance technician to oversee and perform tasks ensuring buildings, grounds, and amenities meet company standards for cleanliness, safety, and functionality.

You will handle work orders, inspect make-ready processes, manage vendor coordination, and maintain equipment and inventory while upholding Greystar safety and quality guidelines.

Qualifications

• High school diploma, GED, or related experience and training.
• Experience in property management maintenance, other building maintenance, or related trade.
• Incumbents must provide own hand tools unless prohibited by State law and must be knowledgeable and skilled in the safe use and maintenance of hand tools, power tools, user‑moved aids, mechanical equipment and measuring devices.
• Ability to apply principles of logical thinking to define and correct problems.
• Proficiency in customer service and interpersonal communication skills to interact with residents, clients, team members, and other business contacts, respond courteously to questions and requests, and stay calm when addressing and resolving customer problems.

Responsibilities

• Assists and completes work orders from resident requests and routine upkeep by diagnosing defects and repairing per policies, safety and code requirements.
• Oversees and completes the make-ready process to prepare vacant apartments for leasing, including inspections, punch lists, scheduling vendors, and coordinating materials.
• Develops standards for cleanliness and appearance of grounds, amenities, building exteriors, and common areas to reflect Greystar standards.
• Periodically inspects work by service team members to assess policy effectiveness and corrective actions.
• Inspects work by contractors and vendors to ensure quality and compliance.
• Maintains inventory of spare parts and coordinates with Community Manager to order supplies.
• Completes monthly preventive maintenance as per Manual.
• Assists Community Manager in budgeting for repairs and capital projects.
• Supports cost-cutting by fixing rather than replacing where possible.
• Conducts safety meetings and ensures OSHA compliance and MSDS accessibility.
• Demonstrates customer service by addressing residents’ questions and complaints with urgency.
