Job summary

Greystar seeks a maintenance technician to oversee and perform work across inside and external areas of the community, ensuring cleanliness, safety, and functionality. You will diagnose issues, complete work orders, and coordinate with vendors to maintain high Greystar standards.

You will also implement make-ready processes for new move-ins, inspect work, manage inventory, and support budget planning while maintaining strong resident relations and safety compliance.

Qualifications

• High school diploma, GED, or related experience and training.
• Experience in property management maintenance or related trade.
• Own hand tools and safe use of tools; state-law requirements apply.
• Ability to apply logical thinking to define and fix problems.
• Customer service and interpersonal communication to interact with residents and team.
• Ability to read, write, and communicate effectively for internal/external contacts.
• Proficiency with internet, word processing, spreadsheets, and databases; PM system experience preferred.
• Mathematical skills to handle financial, administrative, and legal documents.

Responsibilities

• Assists and completes work orders from resident requests and performs routine upkeep.
• Oversees make-ready process for vacant units, inspects, and coordinates vendors.
• Sets standards for cleanliness and appearance of grounds, buildings, and common areas.
• Inspects work by staff to ensure policy and quality adherence and takes corrective action.
• Inspects contractors and vendors to verify quality and scope.
• Maintains inventory and coordinates supplies with Community Manager.
• Performs monthly preventative maintenance tasks per policy and procedure.
• Supports budget development for repairs and capital projects.
• Contributes to cost-control by repairing rather than replacing when feasible.
• Leads safety meetings and keeps OSHA and safety requirements up to date.
• Provides courteous resident service and responsive handling of requests and complaints.
