Job summary

Greystar seeks a Maintenance Technician to oversee and perform technical and mechanical work ensuring community buildings, grounds, amenities, and common areas meet Greystar standards for cleanliness, safety, and functionality. You will diagnose issues, make repairs, and manage make-ready tasks for move-ins.

The role requires high school diploma or GED, experience in property maintenance, and possession of hand tools. A valid driver's license and EPA certifications are also required.

Qualifications

• High school diploma or GED or related experience and training.
• Experience in property management maintenance, other building maintenance, or related trade.
• Incumbents must provide own hand tools and be skilled in safe use of hand tools, power tools, and measuring devices.
• Ability to apply logic to define and correct problems.
• Proficiency in customer service and interpersonal communication to interact with residents, team members, and other contacts.

Responsibilities

• Diagnose defects from resident service requests and perform repairs following safety policies and code requirements.
• Oversee make-ready process for vacant units, including inspections, punch lists, scheduling vendors, and ensuring timely turnover.
• Set and maintain cleanliness/appearance standards for grounds, amenities, and common areas per Greystar quality.
• Periodically inspect work by service staff and contractors to ensure quality and compliance.
• Maintain inventory of spare parts and coordinate with Community Manager on supplies and tools.
• Perform monthly preventative maintenance per Policy and Procedure Manual.
• Assist Community Manager in budgeting for repairs and capital projects.
• Support cost-saving and efficient use of materials and tools.
• Lead safety meetings and ensure OSHA compliance and MSDS accessibility.
• Demonstrate strong customer service by addressing residents' questions and concerns promptly.
