Job summary

Pratum Co is seeking a Residential Apartment Maintenance Supervisor to lead the on-site maintenance team at our Virginia property. The role focuses on repairs, preventive maintenance, and ensuring apartments are ready for move-in with high curb appeal.

The ideal candidate has HVAC/CFC certifications, strong knowledge of building systems, and prior supervision experience. Excellent communication and a customer-service mindset are essential.

Qualifications

• HVAC and/or CFC certifications REQUIRED.
• Strong knowledge of residential building systems, including boilers, chillers, cooling towers, air handlers, and roof equipment.
• Experience supervising others in a property/maintenance setting.
• Proficient with maintenance software and MS Office tools.
• Ability to read and write English fluently and perform basic math functions.

Responsibilities

• Oversee maintenance repairs and upkeep of the property with the on-site team.
• Manage make-ready process to prepare apartments for move-in.
• Initiate and oversee maintenance projects to improve curb appeal and building systems.
• Develop scopes of work and source qualified contractors to bid work.
• Control expenses to align with owner goals and budgeting processes.
• Develop relationships with vendors; negotiate pricing and manage vendor list.
• Direct daily supervision of maintenance staff and identify training opportunities.
• Manage Preventative Maintenance program and ensure documentation.
