Job summary

Pratum Companies seeks a Residential Apartment Maintenance Supervisor to lead the on-site maintenance team at our properties in Virginia. You will manage repairs, make-ready processes, and ongoing projects to keep buildings safe, efficient and visually appealing.

The role requires HVAC/CFC certifications, supervision experience, strong communication, and proficiency with Outlook, OneSite, Word and Excel. Flexibility for evenings, weekends, and emergencies is expected.

Qualifications

• HVAC/CFC certifications required or equivalent designations.
• Experience supervising maintenance staff and vendors.
• Excellent written and verbal communication skills.
• Proficient with Outlook, MS Word and Excel; able to use on-site software.

Responsibilities

• Oversee maintenance repairs and upkeep for the property with the on-site team.
• Manage make-ready process to prepare apartments for move-in.
• Lead and oversee maintenance projects to improve curb appeal and system performance.
• Develop scopes of work and bid with qualified contractors.
• Control expenses and assist with budgeting and pricing negotiations.
• Maintain vendor relationships and approve vendor list selections.
• Direct daily supervision of the maintenance team and identify training needs.
• Lead Preventative Maintenance and ensure thorough documentation.
• Adhere to all housing rules and maintain high customer service standards.
• Work flexible hours, including evenings, weekends, and on-call shifts.
