Job summary

Colliers International is seeking an experienced project leader for Office Space Fit-Out and amenities. You will act as the on-site SME, coordinating design, procurement, and construction with a focus on finishes and compliance with workplace standards.

You will manage IT, Security, and A/V planning, liaise with owner/clients, and lead RFI processes, budgets, and schedules across multiple locations including New Jersey. Strong scheduling and stakeholder management are essential.

Qualifications

• Background in Project Management, Architecture, Construction Management, or Engineering with at least 12 years of experience.
• Tenant Improvement project management experience is critical.
• Fit-out, audio visual installations and all aspects of FFE experience.
• Familiarity with MEP, FFE, AV, IT and Security for design and construction.
• Strong analytical skills to interpret schedule data and propose solutions.
• Proficiency with client software and MS Office applications.
• Five years' experience with MS Project or similar scheduling software.
• Proficient with web-based PM tools and IWMS systems.
• Understand project life cycle and use data to drive risk and cost control.
• Ability to interact with multiple stakeholders professionally.
• Planning and organizing to lead a multi-activity project team.

Responsibilities

• Owner/Client interface and primary on-site contact for the Owner/Client.
• Lead on-site activities for Workplace Office Space Fit-Out and amenities, including architectural components.
• Seasoned SME in Office Space Fit-Out installations with focus on finishes.
• Lead planning and programming to incorporate facilities into design and execution.
• Lead IT, Security and A/V planning and integration into docs.
• Coordinate RFIs to get written approvals and changes.
• Act as liaison during programming, design, docs, and construction phases, including punch list.
• Moderate meetings, agendas, minutes, and action item tracking.
• Experience with budget & milestone/schedule development and tracking.
• RFP generation, vendor interviews, and cost analysis for bids.
• Oversee FF&E & 3rd party procurement; manage cost changes.
