Job summary

11Residential is seeking a Renewal Specialist to remotely manage lease renewals across our portfolio. You will own a high volume of renewals from outreach through signed leases, coordinating with site teams to ensure residents feel heard and valued.

The role emphasizes renewal communications, resident follow-up, and leveraging pricing guidelines to support retention and portfolio growth. Remote work with occasional site travel is expected.

Qualifications

• 3+ years of experience in multifamily property management is required.
• Proven track record of success in leasing and resident retention.
• Excellent verbal and written communication across phone, email, and text.
• Flexible and adaptable in a new and evolving role.
• Working knowledge of Fair Housing laws and lease renewal practices.
• Proficient in property management software (Yardi, CRM IQ, RentCafe, HappyCo).
• High school diploma or GED is required.

Responsibilities

• Manage high-volume renewal communications and follow-up through renewal workflows.
• Write and plan clear written and verbal communications to promote retention.
• Coordinate with site teams to address resident issues and needs.
• Apply renewal pricing guidelines and escalate issues when needed.
• Track renewal status, notices to vacate, and reasons for moving out.
• Manage prospect queue and schedule tours for site teams.
• Maintain accurate resident records and renewal documentation.
• Share feedback to improve retention and renewals.
• Ensure communications comply with Fair Housing laws and policies.
• Perform other duties as assigned by management.
