Job summary

Core States Group is seeking an experienced Permitting & Regulatory Compliance Specialist II to manage a defined caseload from application to approval. You will own project execution, communicate with clients, agencies, and internal teams, and ensure regulatory outcomes with minimal supervision.

Qualifications

• High school diploma or equivalent
• 4–6+ years of relevant experience in permitting, compliance, or related fields, or an equivalent combination of education and experience.
• Experience in architecture, planning, real estate, engineering, construction, government, or related field
• Retail petroleum / UST / air quality permitting experience (strong plus)
• Proficiency in Microsoft Office (Excel, Word, Outlook).
• Strong project and time management skills (client-facing).
• Demonstrated ability and willingness to identify practical uses for company‑approved AI tools to improve team processes, support better decisions, and increase efficiency
• Demonstrated ability to review AI-generated content for accuracy, protect confidential information, and remain responsible for the final work product

Responsibilities

• Own and manage a defined caseload portfolio of permitting and compliance projects from initiation through approval. (e.g., 8–15+ active projects depending on complexity).
• Serve as the primary liaison between clients, agencies, and internal teams.
• Prepare, review, and submit complete and accurate permit applications.
• Analyze and respond to agency comments with clear, technically sound responses and monitor project timelines and ensure all deadlines are met.
• Identify risks early and implement solutions to keep projects on track.
• Conduct regulatory analysis and interpret applicable requirements as well as coordinate across disciplines (engineering, design, environmental, etc.).
• Maintain proactive communication with clients regarding status, risks, and outcomes.
• Achieve strong client satisfaction (minimal escalations, positive feedback) and build & maintain relationships with regulatory agencies and stakeholders.
• Delegate defined tasks to Level I staff and provide clear direction as well as review junior staff work for quality and completeness.
• Contribute to process improvements and documentation of best practices.
• Perform other duties as assigned.
