Job summary

Core States Group is seeking an experienced Permitting & Regulatory Compliance Specialist II to independently manage a defined caseload of permitting and compliance projects from application through approval.

You will act as the primary liaison between clients, agencies, and internal teams, prepare and submit permit applications, analyze regulatory comments, monitor timelines, and keep stakeholders informed on progress and risks while delivering high-quality results.

Qualifications

  • 4–6+ years of relevant experience in permitting, compliance, or related fields.
  • Experience in architecture, planning, real estate, engineering, construction, government, or related field
  • Must have Retail petroleum / UST
  • Air quality permitting experience (strong plus)
  • Demonstrates effective utilization and billable performance
  • Proficiency in Microsoft Office (Excel, Word, Outlook).
  • Strong project and time management skills (client-facing).
  • Demonstrated ability and willingness to identify practical uses for company-approved AI tools to improve team processes, support better decisions, and increase efficiency
  • Demonstrated ability to review AI-generated content for accuracy, protect confidential information, and remain responsible for the final work product

Responsibilities

  • Own and manage a defined caseload portfolio of permitting and compliance projects from initiation through approval. (e.g., 8–15+ active projects depending on complexity).
  • Serve as the primary liaison between clients, agencies, and internal teams.
  • Prepare, review, and submit complete and accurate permit applications.
  • Analyze and respond to agency comments with clear, technically sound responses and monitor project timelines and ensure all deadlines are met.
  • Identify risks early and implement solutions to keep projects on track.
  • Conduct regulatory analysis and interpret applicable requirements as well as coordinate across disciplines (engineering, design, environmental, etc.).
  • Maintain proactive communication with clients regarding status, risks, and outcomes.
  • Achieve strong client satisfaction (minimal escalations, positive feedback) and build & maintain relationships with regulatory agencies and stakeholders.
  • Delegate defined tasks to Level I staff and provide clear direction as well as review junior staff work for quality and completeness.
  • Contribute to process improvements and documentation of best practices.
  • Perform other duties as assigned.
