Job summary

Ladders is seeking a Data Center Acquisition Manager to source, structure, and close data center real estate transactions that support a rapidly expanding infrastructure footprint. Remote role collaborating with operators, landowners, and senior leadership to move deals from initial discussions through signature and handoff.

The successful candidate will manage multiple live transactions, apply disciplined negotiation skills, and deliver thorough documentation to ensure on-time completions.

Qualifications

• 5-8 years of transaction execution in data centers, CRE, energy, or infrastructure.
• Proven experience negotiating LOIs and term sheets personally.
• Fluency in data center lease economics, including rate structures and escalations.
• Ability to close deals under pressure while managing multiple negotiations.
• Strong drafting skills for term sheets and experience with redlining.
• Proficient in deal economics with Excel for rate comparisons and NPV calculations.
• Bachelor's degree required.

Responsibilities

• Engage with operators and landowners to establish a deal cadence
• Drive non-binding LOIs covering commercial terms and due diligence
• Negotiate term sheets and Escalate complex transactions to the Director
• Manage operator deliverables and ensure compliance with timelines
• Leverage diligence findings during negotiations and maintain commercial positions
• Align site transactions with customer contracts accurately
• Track multiple negotiations and keep records up to date
• Prepare gate inputs including deal summaries and risk recommendations
• Support seamless handoff at signature with comprehensive documentation
