Progress Residential, L.P. is seeking a Service Manager to oversee service jobs and preventative maintenance for occupied single-family homes. You will lead a regional team, coordinate with vendors, and ensure timely, high-quality work while maintaining resident satisfaction.

The role requires reviewing cost estimates, approving invoices, enforcing safety standards per HUD/HQS and local codes. Strong customer service and hands-on leadership are essential.

Qualifikationen

• 5+ years of experience managing service, operations and maintenance in multi-family, single family, military housing or equivalent.
• High School Diploma or equivalent is required.
• EPA certified to handle refrigerants.
• Valid Driver's License.
• Flexible hours including some weekends/evenings.
• Support for after-hours service technicians/vendors.
• Ability to review cost estimates and scopes of work with current labor rates.
• Effective communication with General and Sub-Contractors on scope, price and schedule.
• Ability to schedule/manage multiple contractors/crews across locations.
• Extensive knowledge of plumbing, electrical, HVAC, flooring, appliances, landscaping and irrigation.
• Understanding of IBC codes and rental property health and safety regulations.
• Strong customer service skills.
• MS Office including Excel.
• SalesForce/Yardi experience preferred.
• Proven ability to work independently and with minimal supervision.
• Ability to work in a fast-paced team environment.
• Vendor relations, onboarding vendors, and pricing negotiations.
• Manage larger projects outside scope of subordinates.
• Manage subordinate fleet vehicles and inventory.

Aufgaben

• Manage service jobs to provide outstanding customer service and timely resolution for residents in occupied homes.
• Review vendor pricing, resident charge-backs, and invoices for completed work.
• Provide technical support to service technicians for proper diagnosis and repair.
• Ensure training is completed timely for all supervised team members.
• Follow-up on service orders to ensure resident satisfaction and address issues.
• Oversee semi-annual home inspection program to improve resident satisfaction and occupancy length.
• Coordinate with tenants, owners, and agencies regarding HQS inspections as needed.
• Ensure compliance with HUD/HQS and local codes and regulations.
• Develop positive relationships with local market team members and housing authorities.
• Carry out duties that support Progress Residential’s core values.
