Job summary

Gallery Residential in Houston, TX seeks a Service Director to oversee maintenance operations across the property, ensuring cleanliness, safety, and functionality in both interiors and exteriors. The role leads the on-site team and coordinates with vendors to maintain high standards for all amenity spaces and common areas.

You will manage make-ready workflows, enforce safety policies, support budget planning, and drive resident satisfaction through proactive service and effective problem-solving

Qualifications

• High school diploma or GED; college/technical degree preferred.
• 2–3 years of apartment maintenance experience or equivalent.
• EPA Type I/II or Universal refrigerant certifications.
• CPO or CSPO certification preferred.
• Valid driver’s license required.

Responsibilities

• Assists with and completes work orders from resident requests and routine maintenance per safety standards and codes.
• Oversees make-ready process for vacant apartments, including inspections, punch lists, scheduling vendors, and materials.
• Develops standards for cleanliness and appearance of grounds, amenities, and common areas to reflect high community quality.
• Inspects work by staff and contractors; ensures materials meet quality and specifications.
• Maintains inventory and coordinates with the Community Director on supplies and budgeting.
• Assists in budgeting for regular repairs and capital expenses; pursues cost-saving measures.
• Completes monthly Preventative Maintenance procedures.
• Conducts safety meetings; maintains OSHA/MSDS compliance and regulatory adherence.
• Delivers strong resident service, handles complaints with urgency, and supports a respectful on-site environment.
• Maintains predictable attendance and meets physical demands of the position.

Education

High school diploma or GED

College or technical degree preferred

EPA Type I/II or Universal refrigerant certifications

Certified Pool Operator or CSPO certification
