Job summary

Gallery Residential seeks a Service Director to lead on-site maintenance and ensure the property meets standards for cleanliness, safety, and functionality. You will supervise the maintenance team, manage work orders, and coordinate with vendors to maintain grounds, buildings, and common areas.

You will partner with the Community Director to develop schedules, manage budgets, enforce safety policies, and deliver exceptional resident service in a fast-paced environment.

Responsibilities

• Assists with and completes work orders from resident requests and routine upkeep by diagnosing defects and making repairs following safety standards and code requirements.
• Oversees and completes the “make-ready” process to prepare vacant units for leasing, including inspections, punch lists, scheduling vendors, and ensuring timely turnovers.
• Develops standards for grounds, amenities, exteriors, interiors, and common areas to reflect high community quality standards.
• Periodically inspects work by service team members and contractors to ensure policy adherence and quality, and develops corrective actions as needed.
• Maintains inventory of spare parts and maintains tools, ordering supplies within budget.
• Assists in developing the budget for repairs and capital expenses, supports cost-control by prioritizing repairs over replacements.
• Completes monthly Preventative Maintenance procedures and conducts regular safety meetings, ensuring OSHA compliance.
• Demonstrates customer service skills, handles resident inquiries, and responds to maintenance-related questions with professionalism and urgency.
• Maintains predictable attendance and meets physical demands of the position as per Gallery Residential policies.
