This live‑on‑site role offers a stable Tuesday through Saturday schedule, complimentary on‑site housing, and the opportunity to grow within residential property management. The Property Manager will serve as the day‑to‑day point of contact for residents and prospective tenants while supporting occupancy, maintenance coordination, rent collection, property inspections, and community standards.

Key Responsibilities

• Serve as the primary contact for residents and prospective tenants, responding professionally to questions, concerns, and service requests.
• Conduct property tours, process rental applications, assist with screening, and prepare lease, renewal, move‑in, and move‑out documentation.
• Support occupancy and resident retention goals through strong service, follow‑up, local marketing, and consistent community engagement.
• Inspect the property regularly to identify maintenance needs, monitor curb appeal, and coordinate repairs with maintenance staff and vendors.
• Collect rent, maintain accurate tenant records, track work orders, and prepare reports related to occupancy, collections, and property operations.
• Enforce lease terms, community policies, company procedures, and fair housing requirements in a consistent and professional manner.

Compensation and Benefits

• Direct hire opportunity.
• Hourly pay: $16.90 per hour.
• Housing benefit: Complimentary on‑site apartment valued at $1,700 per month.
• Total compensation equivalent: Approximately $27.53 per hour.
• Schedule: Tuesday through Saturday.
• Location: Selma, CA.
• Work arrangement: Live‑on‑site residency required.

Required Qualifications and Skills

• 2 to 5 years of relevant experience preferred in property management, apartment leasing, customer service, housing, or a related administrative role.
• Must be able to live on‑site as a condition of employment.
• Strong communication, interpersonal, and resident service skills.
• Excellent organization, time management, follow‑up, and attention to detail.
• Basic computer skills, including Microsoft Office, email, tenant records, and reporting.
• Ability to handle confidential information with professionalism and discretion.
• Ability to work independently with minimal supervision and respond to resident or property needs in a timely manner.
• Ability to walk the property regularly, inspect units, and lift up to 25 pounds occasionally.

Preferred Qualifications

• Previous experience managing or supporting operations for a multi‑family apartment community.
• Familiarity with lease documentation, move‑in and move‑out processes, rent collection, and resident retention.
• Experience coordinating maintenance requests with vendors or maintenance teams.
• Knowledge of fair housing practices and residential property management standards.
