Avenue5 Residential in Richland, WA is seeking a Property Manager to oversee daily property operations, lease administration, rent collection, and marketing, ensuring a positive resident experience and strong client service. You will lead a team, recruit and coach staff, implement marketing plans, maintain compliance, and coordinate with corporate offices.

Qualifications

• High school diploma required; bachelor’s preferred.
• 2–3 years property management experience required.
• 1–2 years direct management experience required.
• Knowledge of resident rental lifecycle activities required.
• Real estate license preferred or may be required in some locations.
• Knowledge of Salesforce.com preferred.
• Prior experience with Yardi Voyager or another equivalent system preferred.

Responsibilities

• Manage day-to-day operations of the property including resident satisfaction and retention, lease administration, rent collection and delinquency management, property P&L, and property marketing in accordance with company standards.
• Meet client expectations and provide an excellent customer service experience.
• Recruit, interview, provide corrective feedback, and hire.
• Lead and coach associates by communicating a shared vision and developing them.
• Execute the strategic marketing plan to attract and retain residents.
• Understand operations guidelines in the management agreement.
• Respond to resident complaints and liaise with residents and corporate office on maintenance and landlord rules.
• Attend educational workshops and maintain professional knowledge.
• Organize and implement site disaster and emergency evacuation plans.
• Manage safety records, property loss claims, and risk management initiatives.
• Other duties as assigned.
