Avenue5 Residential in Florence, SC is seeking a Property Manager to oversee daily property operations, lease administration, and rent collection while ensuring resident satisfaction and strong client service. You will manage supplier contracts, maintenance, reporting, and budget alignment to company standards.

The role emphasizes leadership, marketing execution, and staff development, with goals to attract residents and maintain a high standard of property performance.

Qualifications

• High school diploma required; Bachelor’s degree preferred.
• 2–3 years of property management experience required.
• 1–2 years of direct management experience in property management required.
• Knowledge of resident rental lifecycle activities required.
• Experience with lease-up / new construction multifamily assets preferred.
• Real estate license preferred or may be required in some locations.
• Knowledge of Salesforce.com preferred.
• Prior experience in Yardi Voyager or another equivalent system preferred.

Responsibilities

• Manage day-to-day operations of the property including resident satisfaction and retention, full resident lifecycle activities, property P&L, and marketing.
• Meet client expectations and provide excellent customer service.
• Recruit, interview, provide corrective feedback, and hire.
• Lead and develop associates with a shared vision and coaching.
• Execute the strategic marketing plan to attract and retain residents.
• Adhere to operations guidelines in the property management agreement.
• Respond to resident complaints and liaise with residents and corporate office.
• Maintain professional knowledge via workshops and networks.
• Organize site disaster plans and emergency evacuation procedures.
• Manage safety records, loss claims, and risk management.
• Perform other duties as assigned.
