Job summary

Avenue5 Residential is seeking a Property Manager in Florence, SC to oversee all aspects of property operations, including lease administration, rent collection, and marketing. You will drive resident satisfaction, manage staff, and ensure compliance with company standards.

You will lead efforts to attract and retain residents, maintain financials, supervise maintenance, and coordinate with the corporate office.

Qualifications

• High school diploma required; bachelor’s preferred.
• 2–3 years property management experience required.
• 1–2 years direct management experience in property management required.
• Knowledge of resident rental lifecycle activities required.
• Real estate license preferred or may be required in some locations.
• Experience with Salesforce.com preferred.
• Knowledge of Yardi Voyager or similar system preferred.

Responsibilities

• Manage day-to-day operations of the property including resident satisfaction and retention, lease administration, rent collection, and marketing.
• Meet client expectations and provide excellent customer service.
• Recruit, interview, and hire staff; provide coaching and development.
• Lead and communicate a shared vision; motivate associates.
• Execute the strategic marketing plan to attract and retain residents.
• Adhere to property management guidelines and agreements.
• Respond to resident complaints and liaise with residents and corporate office.
• Maintain professional knowledge through workshops and publications.
• Organize site disaster and emergency evacuation plans.
• Manage safety records, loss claims, and risk management.
