Job summary

Somerset Pacific is seeking a Maintenance Technician to maintain day-to-day operations and the physical asset of the property under the direction of the Community Manager. You will complete maintenance requests, prepare vacant units, and supervise or assist with outside contractors.

The role covers grounds, plumbing, electrical, and HVAC maintenance, with 24-hour on-call support and adherence to safety guidelines. A strong work ethic and reliability are essential.

Qualifications

• Experience performing routine maintenance tasks in residential properties.
• Ability to lift up to 50 pounds and work in varying weather conditions.

Responsibilities

• Responsible for the timely completion of all maintenance service requests as assigned.
• Complete make-ready process of vacant apartments which may include painting, appliance repairs, replacing or repairing linoleum, carpet or carpet cleaning, replace window coverings, minor plumbing, and cleaning unit.
• Maintain inventory controls for cost effective operations.
• Schedule and complete preventative maintenance.
• Assist in monitoring all work being performed by outside contractors.
• Responsible for 24-hour emergency maintenance service as scheduled.
• Complete grounds works, which may include picking up trash, sweeping curb and dumpster areas and maintain landscaping through mowing lawn and/or snow removal, and spray/pull weeds.
• Replace washers, faucets and seals on malfunctioning plumbing equipment; repair leaky faucets and clean clogged drains.
• Install and repair sprinklers.
• Maintain monthly inspection and maintenance of building and HVAC roof motors and fans and replace as needed; clean, grease and paint all equipment used in heating and ventilation.
• Perform minor electrical work not requiring a licensed electrician such as replacing light bulbs and fuses.
• Assist in minor carpentry and repair work.
• Apply paint, varnish and stain to all types of surfaces in order to protect and beautify surfaces using appropriate tools and equipment.
• Maintain machinery, equipment and tools by cleaning, lubricating, greasing, oiling to ensure optimum working order.
• Maintain and keep clean the spa and pool areas.
• Carry on-call cell phone for on-call maintenance.
• Inspect fire extinguishers.
• Responsible for alerting Community Manager of any unusual occurrence and/or damage that have taken place or that may occur.
• Complete payroll time sheets and mileage reimbursement and submit to manager.
• Maintain a professional courteous manner with all residents, vendors, contractors and fellow employees.
• Assure safety standards are used which comply with all company, local, city, state and federal guidelines.
• Ensure compliance of all work related activities in a fair, ethical and consistent manner.
• Special projects and other responsibilities as may be determined
