Job summary

Franklin Group is seeking a Maintenance Technician to keep the property buildings and grounds in excellent condition. You will diagnose problems and perform repairs across HVAC, electrical, plumbing, carpentry, drywall, exterior structure, and appliance areas.

The role involves responding to resident work orders, daily upkeep of the community, and routine prep of units for new residents. OSHA safety adherence and on-call availability are essential.

Qualifications

• High school diploma or GED, or 1–3 years related experience.
• HVAC certification is required for this position.
• CAMT is recommended.
• Fair Housing Certification required within 1 day of hire.

Responsibilities

• Perform general maintenance: plumbing, electrical, heating and air conditioning repairs, carpentry, appliance repairs, glass replacement, etc.
• Respond to resident work orders and notify management upon completion or delay due to back-ordered supplies.
• Daily repair and upkeep of the community.
• Perform routine maintenance punch on vacant units prior to new occupancy.
• Maintain inventory of all supplies and equipment owned by the community/company.
• Clean work area, tools and equipment.
• Maintain all company-provided tools.
• Report unusual or extraordinary circumstances regarding the property or residents.
• Maintain property uniform and professional appearance and behavior.
• Provide courteous, efficient responses at all times.
• Keep pools, fountains, hot tubs, and amenity areas in operable condition.
• Operate within OSHA standards and safety policies.
• Know and follow company policies.
• Pursue educational opportunities and self-improvement for personal growth.
• Be available to work on an on-call basis.
