Job summary

RPM Living is seeking a Maintenance Technician to perform general maintenance and keep common areas clean on-site at our apartment community. You will handle custodial duties, landscaping, make-ready preparation, and basic pool care while operating power washers, floor scrubbers, and other equipment.

Requires a high school diploma or GED (1 year maintenance experience preferred). Ability to work a flexible schedule, including weekends, and respond to on-call emergencies.

Qualifications

• High school diploma or GED preferred
• 1 year maintenance or related experience preferred
• General knowledge in skilled trades (construction/installation/repair/maintenance)
• Ability to work efficiently and meet deadlines
• Good organizational skills and attention to detail

Responsibilities

• Perform custodial duties and maintain common areas (sweeping, mopping, vacuuming, dusting, trash removal)
• Complete grounds work as directed (trash removal, power washing, blowing, debris removal)
• Clean breezeways, wash and maintain doors and handrails
• Perform basic landscaping (trimming, pruning, irrigation monitoring)
• Prepare make-ready units (trash outs) prior to move-in
• Operate equipment (power washer, backpack blower, floor scrubbers, carpet cleaner, sweepers, golf carts)
• Assist in pool maintenance and basic pool care
• Respond to emergency on-call and after-hours maintenance tasks
• Complete work orders within 24-48 hours with records updates
• Repair and maintain community aesthetics and structural integrity
• Ensure compliance with OSHA and safety/environmental policies
