Job summary

Avenue5 Residential is seeking a Maintenance Technician to perform a broad range of apartment and property maintenance tasks on-site. You will address electrical, plumbing, carpentry, HVAC, and grounds duties while delivering excellent resident service and curb appeal.

The role emphasizes safety, timely work order completion, and strong communication with the maintenance leadership and residents. A high school diploma and a year of related experience are required, with a valid driver’s license

Qualifications

• High school diploma or equivalent is required.
• At least one year of experience in the property management industry or directly related field.
• Possess general maintenance and general carpentry skills.
• Must maintain a valid driver’s license, clean driving record and current auto insurance is required.
• Ability to read, write and understand English.

Responsibilities

• Repair electrical, plumbing, appliances, flooring, carpentry, HVAC, and grounds maintenance per supervisor/manager instructions.
• Perform general carpentry tasks: wallboard repair, countertop/cabinet replacement, finish carpentry, window/glass repair, door/lock repair, tile repair.
• Conduct proactive preventative maintenance: siding, painting, lighting, sprinkler, pool, elevator, and more.
• Maintain work order system and ensure timely completion to standards and resident satisfaction.
• Inspect grounds, buildings, and amenities for safety and cleanliness; identify issues needing maintenance or replacement.
• Assist with property emergencies (snow, fires, floods) and coordinate with leadership.
• Promote safety and risk management per rules and regulations.
