Qualifications

• High school diploma or GED preferred.
• 1 year of maintenance or related field experience preferred.
• General knowledge in trades including construction/installation, repair, drywall, basic carpentry, and make-ready.
• Ability to work efficiently and meet deadlines.

Responsibilities

• Perform regular custodial duties around the property and maintain common areas.
• Complete grounds work and assist with power washing and debris removal.
• Clean breezeways, floors, doors and handrails; power wash as needed.
• Assist in basic landscaping like trimming, watering, and irrigation checks.
• Prepare vacant units for new residents (make-ready, trash outs).
• Operate power washers, blowers, floor scrubbers, carpet cleaners, sweepers, and golf carts.
• Assist in pool maintenance and basic chemical handling.
• Respond promptly to on-call and after-hours maintenance requests.
• Complete work orders within 24-48 hours and update records.
• Perform repairs to maintain aesthetics and structural integrity while following policies.
• Report supply needs to managers and keep the shop organized.
