Job summary

TRG Management is seeking a Maintenance Supervisor to lead day-to-day maintenance operations, ensuring a safe, well‑maintained community. You will supervise a maintenance team, schedule PMs, manage vendors, and deliver excellent resident service.

You will oversee repairs across HVAC, electrical, plumbing, carpentry, and more, conduct inspections, and ensure on-time turnover of vacant units. Strong leadership and PM software experience are essential.

Qualifications

• High school diploma or GED required; technical or trade school certification preferred.
• Minimum 3–5 years of apartment maintenance experience, including supervisory experience.
• Strong knowledge of HVAC, electrical, plumbing, carpentry, appliance repair, and general building maintenance.
• EPA Universal Certification preferred (or required based on company policy).
• Ability to diagnose maintenance issues and develop effective solutions.
• Strong leadership, organizational, and communication skills.
• Ability to prioritize multiple tasks in a fast-paced environment.
• Experience using property management software is preferred.

Responsibilities

• Supervise, train, schedule, and mentor maintenance technicians and grounds personnel.
• Oversee the completion of resident service requests, ensuring quality workmanship and timely response.
• Develop and implement preventive maintenance programs for building systems, equipment, and amenities.
• Perform and oversee repairs involving plumbing, electrical, HVAC, appliances, carpentry, painting, drywall, and general building maintenance.
• Conduct regular inspections of the property, vacant units, common areas, and building systems to identify maintenance needs.
• Ensure vacant apartments are prepared and turned according to company standards and timelines.
• Coordinate and supervise outside contractors and vendors while ensuring compliance with property standards.
• Maintain inventory of maintenance supplies, equipment, and tools while controlling expenses within budget.
• Ensure compliance with OSHA regulations, local building codes, company policies, and safety procedures.
• Participate in the on-call emergency maintenance rotation and respond to after-hours emergencies as needed.
• Maintain accurate maintenance records, work orders, inspections, and preventive maintenance documentation.
• Assist with capital improvement projects and property renovations.
• Foster a positive team environment while providing outstanding customer service to residents and team members.
