Job summary

TRG Management Company, LLLP is seeking a Maintenance Supervisor to oversee all maintenance operations across our Florida communities, ensuring safe, clean, and attractive properties. You will supervise the maintenance staff, coordinate repairs, and manage preventive maintenance programs.

The role requires hands-on skills in HVAC, plumbing and electrical, strong leadership and customer service, and the ability to respond to emergencies.

Qualifications

• High school diploma or equivalent required.
• Minimum 3-5 years of apartment maintenance experience, including supervisory experience.
• HVAC, plumbing, electrical and appliance repair knowledge.
• EPA certification preferred.

Responsibilities

• Supervise maintenance team and manage schedules.
• Oversee preventive maintenance and inspections.
• Coordinate repairs and vendor management.
• Respond to after-hours emergencies when needed.

Explore what we have to offer and help turn your talents into a rewarding career.Job Description:Position SummaryThe Maintenance Supervisor is responsible for overseeing all maintenance operations at the community, ensuring that the property is maintained in a safe, clean, and attractive condition. This position supervises maintenance staff, coordinates repairs and preventive maintenance programs, manages vendors, and ensures compliance with company policies and safety standards.Essential Duties and ResponsibilitiesSupervise and lead the maintenance team, including scheduling, training, and performance management.Ensure all service requests and work orders are completed accurately and in a timely manner.Oversee preventive maintenance programs for building systems, equipment, and amenities.Inspect property grounds, common areas, vacant units, and building systems regularly.Coordinate and oversee apartment turns to ensure units are ready for occupancy.Troubleshoot and repair HVAC, plumbing, electrical, appliance, carpentry, and other building-related issues.Manage inventory of maintenance supplies, equipment, and parts.Obtain bids, coordinate services, and supervise outside contractors and vendors.Ensure compliance with OSHA standards, local building codes, and company safety policies.Respond to emergency maintenance situations, including after-hours calls when necessary.Maintain accurate maintenance records, inspections, and reports.Assist with budget preparation and monitor maintenance expenses.Ensure all tools and equipment are properly maintained and operated safely.Support resident satisfaction by providing excellent customer service and professional interactions.QualificationsHigh school diploma or equivalent required.Minimum 3-5 years of apartment maintenance experience, including supervisory experience.Strong knowledge of HVAC, plumbing, electrical, appliance repair, and general building maintenance.EPA Certification preferred (or required, depending on property requirements).Ability to read and interpret technical manuals, blueprints, and work orders.Strong leadership, communication, and organizational skills.Proficiency with property management and work order systems.Valid driver's license and reliable transportation.Physical RequirementsAbility to lift up to 50 pounds regularly.Ability to stand, walk, bend, climb ladders, and perform physical tasks throughout the workday.Ability to work indoors and outdoors in various weather conditions.Availability for on-call and emergency response duties.Key Performance ExpectationsTimely completion of work orders.Effective management of maintenance budget and inventory.Compliance with safety and company standards.High-quality apartment turns and property appearance.Resident satisfaction and service excellence.Leadership and development of maintenance team members.This role is critical in maintaining the property's value, appearance, safety, and overall resident experience.Benefits as a TRGM Employee:Base Salary + Performance Bonus.Medical, dental, vision, legal services, flexible spending account, and commuter benefits.The benefits package includes 100 percent employer-paid life and disability insurance.Employer Matching 401kEmployee Engagement and Wellness programs.Company-paid PTOOpportunities for Professional Development and Tuition Reimbursement.TRG Management is proud to be an Equal Opportunity Employer.We are a Drug-Free Workplace.
