Job summary

TRG Management is seeking a Maintenance Supervisor to oversee maintenance operations across its properties. You will supervise the maintenance staff, coordinate repairs and preventive maintenance, manage vendors, and ensure safety and compliance with policies.

The role requires strong knowledge of HVAC, plumbing, electrical systems, and the ability to lead a team. Excellent customer service and organizational skills are essential, with after-hours availability for emergencies.

Qualifications

• High school diploma or equivalent.
• 3–5 years of apartment maintenance experience, including supervisory experience.
• EPA certification preferred.
• Valid driver's license.

Responsibilities

• Oversee maintenance team, scheduling, training, and performance management.
• Ensure timely completion of service requests and work orders.

Job Description

Position Summary

The Maintenance Supervisor is responsible for overseeing all maintenance operations at the community, ensuring that the property is maintained in a safe, clean, and attractive condition. This position supervises maintenance staff, coordinates repairs and preventive maintenance programs, manages vendors, and ensures compliance with company policies and safety standards.

Essential Duties And Responsibilities

• Supervise and lead the maintenance team, including scheduling, training, and performance management.
• Ensure all service requests and work orders are completed accurately and in a timely manner.
• Oversee preventive maintenance programs for building systems, equipment, and amenities.
• Inspect property grounds, common areas, vacant units, and building systems regularly.
• Coordinate and oversee apartment turns to ensure units are ready for occupancy.
• Troubleshoot and repair HVAC, plumbing, electrical, appliance, carpentry, and other building-related issues.
• Manage inventory of maintenance supplies, equipment, and parts.
• Obtain bids, coordinate services, and supervise outside contractors and vendors.
• Ensure compliance with OSHA standards, local building codes, and company safety policies.
• Respond to emergency maintenance situations, including after-hours calls when necessary.
• Maintain accurate maintenance records, inspections, and reports.
• Assist with budget preparation and monitor maintenance expenses.
• Ensure all tools and equipment are properly maintained and operated safely.
• Support resident satisfaction by providing excellent customer service and professional interactions.

Qualifications

• High school diploma or equivalent required.
• Minimum 3-5 years of apartment maintenance experience, including supervisory experience.
• Strong knowledge of HVAC, plumbing, electrical, appliance repair, and general building maintenance.
• EPA Certification preferred (or required, depending on property requirements).
• Ability to read and interpret technical manuals, blueprints, and work orders.
• Strong leadership, communication, and organizational skills.
• Proficiency with property management and work order systems.
• Valid driver's license and reliable transportation.

Physical Requirements

• Ability to lift up to 50 pounds regularly.
• Ability to stand, walk, bend, climb ladders, and perform physical tasks throughout the workday.
• Ability to work indoors and outdoors in various weather conditions.
• Availability for on-call and emergency response duties.
