Job summary

Asset Living is seeking a Porter to support property maintenance across on-site communities in Manor, TX. The role covers routine, preventive, and cosmetic maintenance under supervision, ensuring clean and safe common areas and assisting in make-ready processes.

The ideal candidate will have a High School diploma, basic computer skills, and knowledge of Fair Housing Laws and OSHA. This is a full-time, on-site position with opportunities for growth within a fast-growing real estate company.

Qualifications

• High School Diploma or Equivalent.
• Ability to understand and perform all on-site software functions; basic computer skills required.
• Must have basic knowledge of Fair Housing Laws and OSHA requirements.

Responsibilities

• Community Maintenance.
• Regular/daily onsite attendance is required.
• Responsible for cleaning, trash removal, and general maintenance of grounds, buildings, breezeways, and all interior and exterior common areas.
• Respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner.
• Ensure all repairs and replacements necessary for grounds, buildings, breezeways, and community common areas are completed in a timely manner.
• Inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous property conditions or liability concerns.
• Assist in maintaining a preventative maintenance program that extends the life of the community while minimizing future repairs.
• Maintain understanding of Asset key policy.
• Maintain a well-organized and adequately stocked maintenance shop while adhering to safety standards and OSHA guidelines.
• Assist in hazard communications program; teach and promote safe work practices.
• Participate in unit inspections as requested.
• Report observed violations of community rules to Maintenance Supervisor/Community Manager.
• Utilize property resources, equipment, and supplies economically.
• Perform additional tasks requested by Maintenance Supervisor and Community Manager.
• Participate in on-call emergency at community.
• Manage excellent customer service and monitor service request turnaround and responsiveness.
• Project a favorable image of the community to achieve property objectives and public recognition.
• Ensure consistency in dealing with residents on all matters.
• Enforce policies delegated by immediate supervisor.
