Job summary

ZRS Management, LLC is seeking a Maintenance Supervisor to oversee the property’s upkeep and to lead maintenance staff in delivering skilled, professional service to residents. The role reports to the Property Manager and supports preventive maintenance and budgeting while ensuring safety and compliance.

The position requires hands-on maintenance experience across plumbing, electrical, HVAC and appliances, along with scheduling, vendor coordination, and on-call responsibilities as determined by

Qualifications

• Must have valid driver's license with an acceptable driving record & proof of automobile insurance.
• EPA certification preferred. If required at a specific property, certification must be obtained within 90 days of the employment start date.
• Maintenance experience & knowledge in plumbing, electrical, HVAC and appliances.

Responsibilities

• Provide prompt and efficient service calls per policy.
• Schedule apartment turns and turnover vacants within 3–5 business days.
• Maintain common areas, pools/jacuzzi, and maintenance shops in a safe, organized manner.
• Inspect and approve work of outside contractors; ensure insurance requirements before hiring.
• Lead and train maintenance staff; assist in preventive maintenance program.
