ZRS MANAGEMENT is seeking a Maintenance Supervisor to oversee property maintenance, lead a team of technicians, and ensure timely apartment turns while maintaining safety and aesthetic standards. The role reports to the Property Manager and involves on-call duties, budgeting support, and vendor oversight across multiple properties.

The candidate will manage preventive maintenance, inspect contractor work, and ensure EPA and Fair Housing compliance.

Qualifications

• Maintenance experience in plumbing, electrical, HVAC and appliances.
• EPA certification preferred; if required must be obtained within 90 days at a property.

Responsibilities

• Prompt and efficient service calls in accordance with service policy.
• On-call service as determined by Property Manager.
• Schedule all apartment turns and turn vacant units in 3–5 business days.
• Perform light electrical, plumbing, carpentry and masonry repairs.
• Maintain common areas and pool/jacuzzi; keep maintenance shops safe and organized.
• Train other maintenance employees.
• Assist in vendor selection and insure proper insurance before hiring contractors.
• Keep accurate records of key property information (water shut-offs, meters, etc.).
• Develop and run a Preventive Maintenance Program; conduct weekly light inspections.
• Inspect and approve outside contractors’ work; lead maintenance to enhance property aesthetics.
• Assist in budget maintenance and cost tracking; support other properties as needed.
• Walk move-outs with Property Manager to assess repair costs; video tape movesouts.
