Job summary

ZRS Management is seeking a Maintenance Supervisor to uphold our resident-focused service philosophy across properties. You will lead maintenance activities, perform essential repairs, and manage vendor coordination under the Property Manager's direction.

The role requires hands-on skills in electrical, plumbing, HVAC, and general upkeep, plus strong record-keeping and a commitment to safety and EPA/Fair Housing standards. Full-time with benefits offered.

Qualifications

• Maintenance experience with plumbing, electrical, HVAC and appliances.
• Ability to work independently and supervise others.

Responsibilities

• Maintain overall maintenance of the property.
• Respond to service calls promptly per policy.
• On-call service as determined by Property Manager.
• Schedule apartment turns and turn vacant units within 3–5 days.
• Perform light electrical, plumbing, carpentry, and masonry work.
• Maintain common areas, pool/Jacuzzi, and maintenance shops.
• Train other maintenance staff and assist in vendor selection.
• Keep accurate logs (water shut-offs, meters, etc.).
• Support preventive maintenance program and weekly light inspections.
• Inspect and approve outside contractors’ work.
• Ensure proper insurance before hiring contractors.
• Lead in maintaining aesthetic appeal and budget adherence.
• Walk move-outs with Property Manager to assess costs; video-tape where needed.
• Review outstanding service reports daily; maintain required logbooks.
• Ensure EPA compliance and Fair Housing laws; order supplies.
