Job summary

ZRS MANAGEMENT is seeking a Maintenance Supervisor to oversee property maintenance, ensure responsive service, and support the Property Manager. This role emphasizes safety, budget adherence, and high resident satisfaction through professional, efficient work.

You will manage repairs (electrical, plumbing, HVAC), coordinate vendor work, and supervise maintenance staff while maintaining records and logs.

Qualifications

• Must have valid driver's license with acceptable driving record and proof of auto insurance.
• EPA certification preferred; if required, must be obtained within 90 days of start date.
• Maintenance experience in plumbing, electrical, HVAC and appliances.
• Ability to lift heavy objects.
• Clear communication with residents and teamwork.

Responsibilities

• Provide prompt and efficient service calls per policy.
• On-call service as determined by Property Manager.
• Schedule apartment turns and vacants within 3–5 business days.
• Perform light electrical, plumbing, carpentry, and masonry repairs.
• Maintain common areas and cleanliness.
• Maintain pools or jacuzzis.
• Train maintenance staff and assist in vendor selection.
• Maintain property records including water/sewer meters.
• Implement preventive maintenance program and weekly inspections.
• Inspect and approve outside contractor work.
• Ensure insurance requirements before hiring contractors.
• Lead in maintaining aesthetic appeal and budget adherence.
• Assist with maintenance across other properties as needed.
• Walk move-outs with Property Manager; video record charges/damages.
• Review outstanding service reports; maintain logs.
• Ensure EPA requirements are met and comply with Fair Housing.
• Order maintenance supplies; implement Area Assignment Program.
