Job summary

ZRS Management, LLC is seeking a Maintenance Supervisor to oversee property maintenance, lead a maintenance team, and ensure timely apartment turns and high service standards. The role includes supervising repairs, coordinating vendors, and upholding EPA and safety standards.

You will report to the Property Manager and be responsible for preventive maintenance, logkeeping, and maintaining common areas, with on-call and weekend work as needed. Competitive benefits are offered.

Qualifications

• Must have valid driver's license with proof of automobile insurance.
• EPA certification preferred; if required at a specific property, certification must be obtained within 90 days of employment start date.

Responsibilities

• Respond to maintenance service calls promptly in accordance with policy.
• Schedule apartment turns and turn vacant units within 3–5 business days.
• Perform light electrical, plumbing, carpentry, and masonry repairs.
• Keep common areas clean and safe; maintain pools/spas.
• Maintain maintenance shops in an organized and safe manner.
• Train other maintenance staff and assist in vendor selection.
• Keep accurate logs of key property information and inspections.
• Support preventive maintenance program with weekly light inspections.
• Inspect and approve work of outside contractors; ensure insurance requirements are met.
• Lead in maintaining aesthetic appeal and assist with budget adherence.
