Job summary

ZRS Management, LLC is seeking a Maintenance Supervisor to oversee on-site property maintenance, lead a small team, and ensure timely, quality service for residents. The role emphasizes safety, preventive maintenance, and coordination with the Property Manager on budgets and vendor management.

Responsibilities include scheduling turns, performing basic repairs, maintaining common areas and pools, and training staff.

Qualifications

• Must have valid driver's license with an acceptable driving record & proof of automobile insurance coverage.
• EPA certification preferred. If required at a specific property, certification must be obtained within 90 days of the employment start date.

Responsibilities

• Provide prompt and efficient service calls per the service policy.
• On-call service as determined by the Property Manager.
• Schedule apartment turns and turns vacant units within 3–5 business days.
• Perform light electrical, plumbing, carpentry, and masonry repairs.
• Maintain common areas, including cleaning, mopping, vacuuming, trash removal, and window cleaning.
• Maintain pools/Jacuzzis and keep maintenance shops organized and safe.
• Train maintenance staff and assist in vendor selection.
• Keep accurate records of key property information (water shut-offs, meters, etc.).
• Develop and implement a preventive maintenance program and conduct weekly light inspections.
• Inspect and approve work of outside contractors; ensure proper insurance before hiring.
• Lead in maintaining the property's aesthetic appeal and assist with budget adherence.
• Walk move-outs with the Property Manager to assess repairs and costs; video-tape moves with charges.
• Review Detailed Outstanding Service Reports daily; maintain required logbooks.
• Ensure EPA requirements and Fair Housing laws are followed.
• Order maintenance supplies and implement the Area Assignment Program.
