Job summary

Sun Communities is seeking a Maintenance Technician to perform routine and preventative maintenance across our communities. You will handle repairs in rental homes and facilities, inspect irrigation and water systems, manage snow removal, and maintain grounds to meet curb appeal standards.

The role requires a high school diploma or GED, valid driver’s license, and physical ability to lift 50 lbs. Outdoor work, on-call duties, and teamwork are essential components of this position.

Qualifications

• High School Diploma or GED required.
• 6 months in maintenance experience preferred.
• 6 months in snow removal experience preferred.
• 6 months in general maintenance knowledge and repair work preferred.
• Ability to endure outdoor temperatures due to outdoor work.
• Must have a valid driver's license.
• Ability to work independently as well as in a team.
• Must be able to lift at least 50 lbs.
• Basic computer proficiency (email/internet).
• Ability to work on-call schedule.
• Proficient with hand tools, power equipment and commercial machinery.
• General knowledge of plumbing, electrical, and grounds maintenance.

Responsibilities

• Performs routine and preventive maintenance on homes and facilities.
• Completes minor repairs to rental homes and facilities.
• Inspects irrigation systems and performs repairs as needed.
• Maintains vacant sites and removes trash and debris.
• Removes snow from streets, parking lots, and entrances where applicable.
• Maintains manicured lawns; applies weed control and mulch.
• Ensures community streets and routes are hazard-free.
• Performs water testing and related maintenance on well/sewer systems as applicable.
• Reports maintenance issues to the manager.
• Completes site condition checklists before and after occupancy.
• Keeps the community presentable and within curb appeal standards.
• Cleans building facilities including clubhouse and maintenance areas.
• Assists in supervising service contractors.
• Inspects playgrounds, pool/spa areas, and other amenities for safety.
• Assists with move-in/move-out spotting of homes.
• Maintains community vehicles and equipment.
• Follows safety procedures and operates vehicles safely while moving between sites.
• Performs other duties and special projects as assigned.
