Job summary

Gallery Residential is seeking a Service Director to manage maintenance across on-site buildings, grounds, and amenities. You will diagnose issues, supervise a service team, and ensure safety, cleanliness, and high-quality appearances in line with company standards.

The role requires 2–3 years of apartment maintenance experience, OSHA/MSDS familiarity, and strong customer service. You will oversee make-readies, budgeting support, and preventative maintenance while coordinating with the Community

Qualifications

• 2–3 years of apartment maintenance experience or equivalent.
• Working knowledge of OSHA standards and MSDS regulations.
• Proficient in use of hand tools, power tools, and basic maintenance equipment.
• Valid driver’s license and ability to operate maintenance vehicles as needed.

Responsibilities

• Assists with and completes work orders from resident requests and routine upkeep by diagnosing defects and making repairs.
• Oversees and completes make-ready process for vacant units, including inspections and scheduling vendors.
• Develops standards for grounds, exteriors, interiors, and common areas to reflect property quality.
• Inspects work by team members and contractors; ensures materials meet quality standards and budget.
• Maintains inventory and coordinates supplies with Community Director; supports budgeting and cost control.
• Performs monthly Preventative Maintenance and conducts safety meetings; ensures OSHA compliance.
• Delivers strong customer service, addressing resident questions and complaints with professionalism.
